1-Level Addition to Include: 1 Bedroom, 1 Bathroom, 1 Closet (~500sqft total)

Pre-Construction Phase - Anticipated Timeline: 14 weeks

  • Relocation of plants/shrubbery in backyard

  • Pre-Design: Survey & field verification to verify existing conditions - plans and elevations

  • Schematic Design/Construction Documents (SD/CD): Floor plan for Client review.

  • Construction/Permit Documents (CD) 1: Final blueprints/plans submitted to DCRA

  • Construction/Permit Documents (CD) 2: Receive Building Permit + M/E/P Permits from DCRA

  • Construction/Permit Documents (CD) 3: Order materials (lumber, etc)

Construction Phase 1 - Anticipated Timeline: 2 weeks

  • Complete Exterior Demolition

  • Installation of Footers

  • Installation of Foundation

  • Installation of Crawlspace

Construction Phase 2 - Anticipated Timeline: 4-6 weeks

  • Installation of Framing & Roofing

  • Relocate Gas Meter

  • Installation of required plumbing & water heater (change in scope may be required depending on DCRA inspection)

  • Installation of new electrical (change in scope may be required for addition of HVAC)

  • Mechanical, electrical and plumbing inspections

  • Install new windows, exterior glass doors

  • Install new gutters

Construction Phase 3 - Anticipated Timeline: 2 weeks

  • Interior demolition of existing office

  • Installation of Insulation & Drywall

  • Installation of Interior Doors, Windows and all Frames

  • Installation of hardwood floors and baseboards

  • Installation of bathroom tiles, shower, toilet and vanity

  • Installation of exterior siding + Paint Interior

  • Installation of exterior slate stone patio
